The third stage of viladomy zone construction brings to the Slnečnice location attractive housing in the close vicinity of the park

Cresco Group today opened the sale of apartments in the third stage of construction within the Viladomy zone. This is as yet the most appealing part of the zone, situated in direct contact with the park stretching across 14 100 m2, offering attractive apartments with front yard gardens and generously large balconies and terraces. At the same time, apartments in building A3 of the Mesto zone were also put on sale a few weeks ago. In total the offer concerns 683 apartments, expanding the housing offer in the largest residential project of Bratislava. The success of the project is confirmed by the fact that 20% of all apartments in Bratislava’s new buildings and sold during the first half this year, were apartments right in the Slnečnice area.

The third stage of Viladomy zone has so far been the “cream” of the Slnečnice site. Large areas were devoted to attractive ground-floor apartments with front yard gardens and roof apartments with terraces. This part of the project will also directly neighbour an extensive park, running across the development zone.

Amid the greenery

The residents will have the largest share of green areas right under their windows and direct access to the park without even the need to cross a street. “The park is designed so as to include playgrounds for very young and young children, areas for walking dogs, not to forget an leisure meadow for sports and relaxing. An interesting feature is the terrain modulation, where children can sledge in winters and adults can enjoy the views,” notes the architect, Juraj Benetin, from the Compass studio.

Frontyard gardens, terraces and luxurious balconies

The courtyards of the apartment building are designed as intimate semi-public areas. Most of the space between the villa houses is devoted to the front yard gardens belonging to the ground-floor apartments in building S13. The ground floor of apartment buildings S11 and S12 will include commercial premises. “From the aspect of the apartment buildings’ architecture, the third stage links to the conceptual idea of villa houses, yet developing it further.  The ground plans for the villa houses are smaller and the spacing between the buildings is somewhat larger. This project focused on the creation of the roof landscape; this time two floors. These are the most appealing apartments with plenty of daylight and large terraces. We returned to the use of visual screens on the facade, creating an intimate space between the apartment and the interior courtyard,” explains Juraj Benetin.

The best of Slnečnice

Given that this is one of the last stages of constructing the villa houses at the Slnečnice site, we endeavoured to apply all the knowledge we have gathered over the years of building Slnečnice, and to move a little further toward our concept of the ideal residential project,” adds Juraj Benetin. The layout of the apartments is based on experience gained from previous stages; apartments are compact and affordable and offer everything you need. Terraces and balconies are unusually large, as was the case of balconies and terraces from the previous stages.

The new stage will also bring more luxurious standard equipment of apartments. All apartments in the basic standard will, for example, be ready for aircon installation. Apartments on the 3rd to 5th floors come with facade screens, a very popular element of the first Viladomy stage. The standard for roof apartments on the sixth and seventh floors includes the preparation for exterior blinds. The ground floor apartments with gardens will get floor heating, a burglar alarm and exterior blinds as part of the standard equipment.

The first phase of the third stage for Viladomy zone, which is now on sale, comprises two slab-like buildings S11 and S12 and apartment house S13. Of the total number of 323 apartments, 285 are on sale. In autumn this year it is expected that a zoning and planning decision will be issued, to be followed by the process of issuing a building permit. We would like to start with construction in the second quarter of the following year, with an expected deadline for completion in the second quarter of 2019. The first phase of construction will also include the development of the corresponding part of the park. The offer of apartments is available at https://www.slnecnice.sk.

The offer of apartments has also been extended for the Slnečnice zone Mesto. September saw the opening of the sale of 360 apartments in the third apartment building A3. Its construction was launched in September and completion is scheduled for the first quarter of 2019.

The third stage of the Viladomy project is a result of our long-term efforts to bring to the market housing that combines the best features of the location, architecture and public spaces,” states Ján Krnáč, executive director of Cresco Group. “The interest in the Slnečnice housing convinces us that we are headed in the right direction.” According to quarterly analyses of the real estate market, as many as 20% of Bratislava’s newly built apartments sold during the first half-year were in the Slnečnice area*. The number of apartments sold in the Slnečnice location for the first half of 2016 also exceeded the total number of apartments sold in the same area in 2015.

*Slnečnice sold, in the first and second quarter of 2016, a total of 432 apartments, out of the total number of 2132 newly built apartments sold in Bratislava.
