Living directly above a park: Slnečnice completes towers’ shell construction, and launches first inner-block sales
Slovakia’s largest modern neighbourhood, Slnečnice in Bratislava's Petržalka suburb, has achieved another important milestone. The developer CRESCO REAL ESTATE has completed the shell construction of the first two high-rise buildings in the Slnečnice Nad mestom M1 project, and launched the sale of apartments in three adjacent M3 buildings, forming an inner block.
Construction continues on schedule
The shell construction of the 19- and 14-storey towers - which have already become southern Bratislava’s new landmark – is now finished. Construction is scheduled for completion in 2026.
“Slnečnice for many years mainly comprised of lower-level multi-functional buildings. Complementing these with high-rise buildings was based on a strategic decision to offer buyers housing above the park. As well as being a unique solution in Bratislava, this approach will also deliver architectural diversity to the neighbourhood. The Slnečnice Nad mestom towers have therefore become highly sought-after housing in the project," said Ján Krnáč, CRESCO REAL ESTATE’s executive director.
Slnečnice Nad mestom – Towers (with the working title M1) will bring 319 apartments to the dynamically developing neighbourhood: from cosy 1.5-room units to spacious 4-room apartments.
Architecture with a future view
Projekt Nad mestom was envisioned by COMPASS Architekti, which also composed the Slnečnice urban study. The neighbourhood’s first residential towers are designed to provide unique transverse views - Bratislava city centre, Little Carpathians, and nearby Austria. In the future, the high-rise buildings will be complemented by lower-rise inner blocks. These will offer future homeowners intimate living, complete with playgrounds and community gardens.
"Slnečnice Nad mestom’s architectural concept is to deliver point-like high-rise buildings on Joseph Popper Park’s southern boundary. Denser continuous development here would impact the amount of direct sunlight the park enjoys, especially outside summer when the sun is lower. So this approach ensures that the central park is bathed in sunlight even in November and February. And we also liked the attractive combination of lower and higher buildings," added Juraj Benetin, COMPASS Architekti’s chief architect.
In addition, the towers have unique panoramic views, draw the central park into the zone, and the lower buildings create natural inner blocks with greenery.
All the apartments will be equipped with quality materials from renowned manufacturers as standard: Krono laminate bathroom floors will be complemented by Marazzi tiles, Laufen sanitary ware and faucets, and Sanswiss shower corners. Such a standard will ensure that future residents can enjoy a higher level of comfort and long-term housing value.
The developer plans to submit an application for building approval at the end of next year. Depending on the speed of the occupancy permit process, future residents could start moving into their apartments in H2 2027.
First inner block apartments sale launch
In addition to two high-rise buildings, the developer is also launching apartment sales in three eight-storey apartment buildings: Slnečnice Nad mestom - Inner-blocks (working title M3). These will offer contemporary layouts, a choice from cosy one-bedroom to spacious 4-bedroom units, and will also include indoor green areas. The project will deliver 248 apartments to the market.
"In addition to smaller one- and 1.5-room apartments up to 38 sqm, we have also opted to include 2.5-room apartments in the housing mix. The latter are popular with investment buyers looking for property to rent out, as well as younger couples and individuals seeking a larger starter apartment," explained Michal Pauer, CRESCO REAL ESTATE’s sales director.
Neighbourhood grows with the park
A major lifestyle benefit will be the adjacent Joseph Popper Park, which is visible from the new project phase. This 16,266 sqm park which will an integral part of this construction phase.
"The park has delivered enhanced quality of life to the neighbourhood with activities such as sport, to family get-togethers, and peaceful relaxation in a natural environment. Living directly above a park is an exceptional opportunity in Bratislava," added Ján Krnáč.
In addition to green areas, the neighbourhood is complemented by 18,451 sqm of commercial space with an extensive range of services. Specialized businesses - such as a bike shop, dental clinic, and children's centre - attract visitors from the surrounding area. Public amenities include a state nursery, which is fully owned by the Petržalka municipal district.
